Storm and wind damage repairs

In Queensland, the weather can wreak havoc on metal roofing. High winds often cause sheets to lift at their fixings, while ridge capping can become loose over time. Branches from nearby trees might fall and either punch through or dent the panels. To ensure your roof remains secure and impermeable, we promptly refasten and replace any damaged sections, preparing it for the next weather system. Rust and corrosion repairs

If corrosion has appeared in just a small section and it hasn’t penetrated the metal sheet, we can cut away the damaged part, treat it, and then apply a fresh coat. However, if rust has spread over multiple panels or it has reached the battens and structural steel underneath, recoating it won’t be enough. In this situation, we replace the damaged sheets with Colorbond or Zincalume, matching the colour to your existing roof as closely as possible.

Flashing, valley and ridge capping repairs

Flashing can become the weak spot on an otherwise solid metal roof. To fix this, we either reseal or replace the flashing around chimneys, vents, skylights, and where walls meet. We also clear out and reset valleys where water tends to pool, and secure any ridge capping that may have come loose. This effectively restores the roof without disturbing the rest of its structure.

When we inspect a roof, we examine the whole structure and not just the specific area you are concerned about. We’ll look at the roofing sheets from above and, if possible, assess the underside from the attic or crawl space. We also carefully inspect the fixings, flashing, valleys, gutter lines, and evaluate the condition of the battens and structural steel.

When there is a problem that is confined to a specific area, targeted repair is usually the best approach. For instance, if there’s a leak at a flashing joint, a proper fix can make sure it stays trouble-free for many years. Similarly, if a storm damages just one part of your roof or if surface corrosion hasn’t yet eaten through the metal, fixing these issues directly can be effective and long-lasting.

Re-roofing gives you better value when rust is widespread, or it has reached the structure, or when the sheets are at the end of their service life, and leaks keep appearing in different places. Just repairing a roof in that condition means paying twice, once now and again in eighteen months.

In most cases, roof problems make their presence known well before the roof caves in. Things you should keep an eye out for are:

• Water stains or brown spots on the ceiling, cornices, wall linings or eaves
• Water dripping or seeping inside when it is raining heavily
• Streaks of rust evident along the sheets or screws
• Sheets lifting or rattling when there are strong winds
• Missing screws or rubber washers
• Water pooling on the roof or overflowing past the gutter line

Most of these problems come down to a handful of common causes. Seals around fixings gradually perish under UV exposure, so they no longer keep water out of the screw holes. Flashing can split over time or pull away from brickwork and render, creating entry points for water.

Along the bay, humid, salt-laden air speeds up corrosion, particularly on the eastern side of the roof. Storms and strong winds slowly loosen fixings, while the daily cycle of heating and cooling causes the roof sheets to expand and contract against them. Blocked gutters can also force water back underneath the ends of the sheets.

The level of damage plays a crucial role in determining the scope of a roofing project. Fixing the flashing on a single-story house is vastly different from replacing corroded panels on a commercial roof. Access can also impact the job; for example, a two-story house or a roof with a steep slope requires scaffolding and edge protection, which we always provide. The choice of materials is another consideration. If parts like sheets, capping, flashing, or valley gutters need replacement instead of repair, this will affect costs.
