At AMJ Metal Roofing, we specialise in inspecting and repairing metal roofs across Brisbane, fixing issues like leaks, storm damage, corrosion, and faulty flashing. We carefully inspect your whole roof to provide you with an accurate assessment of its condition.

In many cases, a specific repair can effectively prolong your roof’s life for years to come. However, if the roofing sheets have deteriorated beyond repair, a complete re-roofing might be the most cost-effective solution for long-term durability and value. Book a roof inspection or call 1300 127 663 and we’ll come and take a proper look.

Metal roof repairs we carry out in Brisbane

Roof leak repairs

Many people contact us because of leaks, but water often doesn’t enter exactly where you’re seeing the stain. Instead of just covering up the problem, we track the leak back to its origin. Common culprits include worn-out seals or faulty flashing. Sometimes, the issue might be coming from a seam or a point where something is penetrating the roof, like vents, skylights, solar mounts, or whirlybirds. If you notice multiple leaks in the same roof, we’ll help you understand what that indicates about the overall condition.

Storm and wind damage repairs

In Queensland, the weather can wreak havoc on metal roofing. High winds often cause sheets to lift at their fixings, while ridge capping can become loose over time. Branches from nearby trees might fall and either punch through or dent the panels. To ensure your roof remains secure and impermeable, we promptly refasten and replace any damaged sections, preparing it for the next weather system. Storm work is often covered by insurance, and our insurance roof repairs team can document the damage and deal with your insurer directly.

Rust and corrosion repairs

If corrosion has appeared in just a small section and it hasn’t penetrated the metal sheet, we can cut away the damaged part, treat it, and then apply a fresh coat. However, if rust has spread over multiple panels or it has reached the battens and structural steel underneath, recoating it won’t be enough. In this situation, we replace the damaged sheets with Colorbond or Zincalume, matching the colour to your existing roof as closely as possible.

Flashing, valley and ridge capping repairs

Flashing can become the weak spot on an otherwise solid metal roof. To fix this, we either reseal or replace the flashing around chimneys, vents, skylights, and where walls meet. We also clear out and reset valleys where water tends to pool, and secure any ridge capping that may have come loose. This effectively restores the roof without disturbing the rest of its structure.

Metal roof repair or replacement: how we assess it

When we inspect a roof, we examine the whole structure and not just the specific area you are concerned about. We’ll look at the roofing sheets from above and, if possible, assess the underside from the attic or crawl space. We also carefully inspect the fixings, flashing, valleys, gutter lines, and evaluate the condition of the battens and structural steel.

When there is a problem that is confined to a specific area, targeted repair is usually the best approach. For instance, if there’s a leak at a flashing joint, a proper fix can make sure it stays trouble-free for many years. Similarly, if a storm damages just one part of your roof or if surface corrosion hasn’t yet eaten through the metal, fixing these issues directly can be effective and long-lasting.

Re-roofing gives you better value when rust is widespread, or it has reached the structure, or when the sheets are at the end of their service life, and leaks keep appearing in different places. Just repairing a roof in that condition means paying twice, once now and again in eighteen months.

We let you know which situation you’re in, and we won’t sell you a repair we don’t think will hold. If a roof replacement is the answer, we replace old metal and old tile roofs with new metal roofing, and our metal roof replacement page explains how that process runs.

Signs your metal roof needs attention (and when it points to replacement)

In most cases, roof problems make their presence known well before the roof caves in. Things you should keep an eye out for are:

  • Water stains or brown spots on the ceiling, cornices, wall linings or eaves
  • Water dripping or seeping inside when it is raining heavily
  • Streaks of rust evident along the sheets or screws
  • Sheets lifting or rattling when there are strong winds
  • Missing screws or rubber washers
  • Water pooling on the roof or overflowing past the gutter line

Most of these problems come down to a handful of common causes. Seals around fixings gradually perish under UV exposure, so they no longer keep water out of the screw holes. Flashing can split over time or pull away from brickwork and render, creating entry points for water.

Along the bay, humid, salt-laden air speeds up corrosion, particularly on the eastern side of the roof. Storms and strong winds slowly loosen fixings, while the daily cycle of heating and cooling causes the roof sheets to expand and contract against them. Blocked gutters can also force water back underneath the ends of the sheets.

Our guide to the signs your home needs a roof replacement covers what to look for in more detail.

What affects the cost of metal roof repairs

The level of damage plays a crucial role in determining the scope of a roofing project. Fixing the flashing on a single-story house is vastly different from replacing corroded panels on a commercial roof. Access can also impact the job; for example, a two-story house or a roof with a steep slope requires scaffolding and edge protection, which we always provide. The choice of materials is another consideration. If parts like sheets, capping, flashing, or valley gutters need replacement instead of repair, this will affect costs. When the roof is beyond repair, the same factors drive roof replacement costs on a whole-roof scale.

If you’re claiming through insurance, we can quote to your insurer’s requirements. A proper inspection first is what stops you paying for a repair that fails. Our inspections and written quotes are free with no obligation, so call 1300 127 663.

Frequently Asked Questions

Yes. Most leaks found in metal roofs aren’t caused by the sheets themselves but by things like failed fixings, damaged flashing, a point of penetration, or a clogged valley, which are all repairable problems. The source of the leak must be determined before pricing, as the stained area does not necessarily indicate where the water is entering.

This will depend on how far it has gone. Corrosion on the surface limited to one particular section can be cut back, followed by treatment and repainting. When the rust starts perforating the metal sheets or spreads to other sheets, the only real fix is to replace them.

Repair is usually the best option if the roof remains solid and the problem is limited to just one area. However, if the roofing sheets are aging or rust has compromised the structure, replacement is best, especially if there are leaks popping up in multiple areas. Our thorough inspection determines the best course of action.

Yes. We undertake projects for homes, townhouses, body corporate buildings, warehouses, factories, and retail buildings across Brisbane. Commercial roofing work is scheduled around your operating hours where we can, and we handle the safety documentation and site access requirements.

In most cases, yes. Current Colorbond colours are readily available, and we can match new sheets to your existing roof. Our Colorbond roofing page shows the current range. If the current colour of your roof is no longer available, we can show you the closest alternative and discuss whether a complete plane replacement might yield a better result.
