Why Change a Tile Roof to Colorbond?

The Weight Problem with Tile Roofs

This is the single biggest reason homeowners switch from tiles to Colorbond, and it’s the one that surprises most people. A concrete tiled roof on an average-sized house weighs around 12 tonnes. A Colorbond steel roof on the same house weighs roughly 1 tonne. That’s a ratio of approximately 10 to 1.

That weight sits on your rafters, walls, foundations, and footings every day, year after year. Over decades, 12 tonnes of dead load creates stress that shows up as wall cracks, sagging timber framing, doors and windows that no longer close properly, and uneven floor levels in some cases. In older Brisbane homes built in the 1970s and 1980s, these signs are common, and the tile roof is almost always a contributing factor.

Replacing roof tiles with Colorbond removes that burden immediately. Walls stop being pushed outward and timber framing recovers to some degree. The risk of future structural damage from roof weight drops as well.

Tile roofs have been used on Australian homes for more than 70 years. They were the dominant roofing material through the post-war building boom and right through to the 1990s. Concrete tiles are the most common type, with terracotta tiles being the second most popular.

Both tile types can last a long time with regular maintenance. Concrete tiles can reach 60 years under optimal conditions. Terracotta roof tiles have a lifespan of about 75 years with proper upkeep. The catch is that most homeowners don’t maintain their tiled roof to the standard required, and Queensland’s subtropical climate accelerates the deterioration.


How The Queensland Climate Attacks Tile Roofs

Thermal Cycling

Brisbane’s summers push roof surface temperatures well above 60°C during the day, then temperatures drop sharply overnight. Concrete tiles expand and contract with each cycle. Over years and decades, this causes hairline cracks that eventually allow water penetration.

Storm Damage

SEQ sits in one of Australia’s most active storm corridors. Hail cracked tiles and high winds dislodge ridge capping. Heavy rain then drives water through joints that have shifted over time. A single severe hailstorm can turn an ageing tile roof from functional to leaking.

Moss & Debris

Brisbane’s humidity encourages moss and lichen to colonise tile surfaces, particularly on south-facing sections that stay damp longer. Organic growth retains moisture against the tile, speeding up surface degradation. Fallen leaves and debris collect in tile valleys and behind ridge caps, blocking water flow and creating new leak paths.

Mortar Deterioration

Ridge capping and bedding mortar breaks down over time, especially in Queensland’s heat. Re-pointing and re-bedding are recurring maintenance costs on tile roofs. Once the mortar cracks, wind-driven rain enters the roof cavity through the gaps.

Tiles crack under the weight of tradespeople walking on the roof. Every time a plumber, antenna installer, solar panel technician, or air conditioning contractor accesses the roof, there’s a risk of broken tiles. Those cracked tiles often go unnoticed until the next heavy rain reveals a new leak.

When a concrete tiled roof has been left in a porous state for many years, the tiles become brittle and break easily underfoot. When a terracotta roof reaches the “fretting” stage, where tiles crumble back into clay, the roof is no longer safe to walk on and the entire roof surface needs replacing.


The Advantages of Colorbond Over Tiles

Weight and Structural Relief

As covered above, the weight difference is dramatic. A Colorbond steel roof is approximately 90% lighter than a concrete tiled roof. That reduction removes ongoing stress from rafters, walls, and foundations. On older homes where structural movement has already started, switching to Colorbond can halt the progression of wall cracks and timber sagging.

Durability in Harsh Australian Weather Conditions

Colorbond steel has been tested to last up to 70 years under Australian conditions. It does not crack, chip, shatter, or dislodge under hail or falling branches the way tiles do. The steel is coated with multiple protective layers, including a zinc-aluminium alloy and a baked-on colour finish, making it weather resistant and corrosion resistant even in Queensland’s subtropical environment.

Low Maintenance

A Colorbond roof requires very little maintenance compared to a tiled roof. The smooth, non-porous surface resists moss, lichen, and organic growth. Regular rainfall does most of the cleaning work. The only upkeep needed is periodic washing with clean fresh water and keeping gutters clear of leaves. An annual roof inspection to check flashings and fasteners rounds out the maintenance schedule.

Compare that to a tile roof, which needs re-pointing of ridge capping, replacement of broken tiles, clearing of debris from valleys, and periodic restoration or repainting (concrete tiles only). Tile roofs require more maintenance, and the cost of that maintenance compounds over the decades.

Better Insulation and Thermal Efficiency

Tile roofs rely on their heavy thermal mass for insulation. They absorb heat during the day and radiate it into the roof space through the evening. While sarking beneath tiles provides some thermal protection, it’s limited.

A Colorbond roof with an insulation blanket installed directly underneath performs better. The interlocking sheet profiles create a tighter seal than individual tiles, and water runs off faster due to the smooth steel surface. Colorbond steel is non combustible and rated for use in bushfire-prone areas. Tile roofs are also fire-resistant, but the mortar joints and timber battens beneath them are vulnerable points. Rainwater Quality

If you collect rainwater from your roof, Colorbond is the better choice. The painted steel surface doesn’t leach contaminants into the water supply. Concrete tiles, on the other hand, can release calcium and other minerals into collected rainwater, and tiles colonised by moss or lichen introduce organic matter. How Much Does It Cost to Replace a Tile Roof with Colorbond?

For an average-sized home in South-East Queensland, replacing a tile roof with Colorbond costs roughly $25,000 to $35,000 for a metal-to-metal equivalent job. Tile removal jobs push the cost higher than a straightforward metal-to-metal re-roof due to the heavier labour involved in stripping tiles, disposing of them, and the potential need for batten replacement or structural work.

For a mid-sized home of 150 to 200 m², expect a total cost of $30,000 to $45,000+ when converting from a tiled roof to Colorbond. The final cost depends on roof size, pitch, complexity (number of valleys, hips, and penetrations), site access, and whether the existing roof framing needs repair or reinforcement.

What Happens During a Tile-to-Colorbond Conversion?

If you’ve never been through a re-roof, the process follows a clear sequence when A.M.J Metal Roofing replaces a tile roof with Colorbond.

Inspection and Quote

We carry out a onsite roof inspection, assess the condition of the tiles, roof framing, and structure, and provide a detailed written quote. If council approval is needed (see below), we flag that at this stage.

Scaffolding and Site Preparation

Scaffolding goes up around the house and skip bins are delivered for tile disposal. Materials are staged on site and the property is protected with ground coverings to catch debris during tile removal.

Tile Removal

The entire roof surface is stripped. All concrete tiles or terracotta tiles are removed and loaded into skips for disposal. Old tiles are sent to recycling where possible; concrete tiles are often crushed and reused as road base.

Structural Assessment and Batten Replacement

With the tiles off, we inspect the roof framing. Worn or damaged rafters are repaired or replaced. Old timber battens are removed and new metal battens are fitted at specified centres to suit the new Colorbond roofing profile. Tile roofs use closer batten spacing than metal roofs, so re-battening is part of the conversion.

We also address tie-downs at this stage. When you change from a heavy tile roof to a lightweight Colorbond roof, the building code requires that tie-down systems be re-assessed. A heavy tile roof resists wind uplift through sheer weight. A lightweight metal roof doesn’t have that mass, so it needs adequate mechanical tie-downs connecting the roof to the walls and the walls to the foundations. Insulation Installation

An insulation blanket (sarking) is laid across the battens before the new roofing goes on. This provides thermal insulation and acoustic dampening, plus a secondary moisture barrier beneath the Colorbond sheets.

Colorbond Installation

New Colorbond steel roof sheets are laid, fastened, and sealed. Flashings, ridge capping, valley irons, and all penetration flashings (for vents, flues, skylights, and solar panels) are installed. New gutters and downpipes complete the roof system. Roof ventilation (whirlybirds or powered vents) is installed at this stage if included in the scope.

Final Inspection and Handover

We inspect the finished roof, clean up the site, and hand over warranty documentation. Every full roof replacement from A.M.J includes a 10-year written workmanship warranty and the BlueScope Steel manufacturer warranty up to 45 years on eligible Colorbond products.

Do You Need Council Approval to Replace a Tile Roof with Colorbond in Brisbane?

Yes, in most cases. Re-roofs that exceed 20% of the total roof area require development approval from Brisbane City Council. A full tile-to-Colorbond conversion will always exceed that threshold.

Concrete Tiles vs Terracotta Tiles: Does It Affect the Decision?

Both concrete tiles and terracotta tiles reach a point where replacement is the smarter option. The triggers are slightly different.

Concrete Tiled Roofs

These last at least 30 years and up to 60 years under optimal conditions. The surface coating fades and wears over time, making the tile porous. Porous concrete tiles absorb water, which adds even more weight to an already heavy roof and accelerates cracking during thermal cycling. A concrete tiled roof that hasn’t been painted or restored within 20 years is usually approaching the end of its effective life.

Terracotta Roof Tiles

Last longer than concrete (around 75 years) and they never fade because the colour runs through the clay. Their main failure mode is fretting: the tiles crumble and break apart over time, returning to raw clay. A fretting terracotta roof is not trafficable, and individual tile replacement is often impossible because matching profiles are no longer manufactured. At this stage, full roof replacement is the only option.

Both tile types are heavier and more maintenance-intensive than Colorbond, and they become more vulnerable to storm damage as they age. AMJ completed a roof replacement at our home. This involved removal of our old asbestos roof and replacing with a new colorbond roof, guttering and insulation. I was getting a Building and Pest inspection done on a house in Annerley I was looking at buying. Because of that storm cell that hit Annerley in 2014 I also had Dennis at A.M.J come out for a second opinion on the "tin" roof. The Building and Pest guys gave the roof the all clear, "No damage, the roof is good". Dennis actually got out the ladder, climbed up the side of the high-set Queenslander and properly inspected the roof. Two minutes, and a half dozen photo's later, he climb's back down to tell me the roof has been severely damaged by hail, and will have to be replaced. Without a proper quote, anywhere up to $30 000. Well, thank you Dennis! That would have been a very expensive mistake you helped me avoid if I had just taken the word of a very reputable, local Building and Pest company. AMJ was a great company to deal with. In 2011 I had the roof and guttering of my Sunnybank Hills property replaced by AMJ Metal Roofing. The new colour bond roof looked great and the job was completed with no disruption to our family and no rubbish left on site. The cost was very competitive. The roof withstood two severe hailstorms during the subsequent years with no damage or leaks.In 2017 I listed this property for sale and was required to supply a detailed independent building report which included an internal inspection of the roof. It was noted during this inspection that a small number of screws were not fixed properly into one of the batons. I rang AMJ Roofing and within 48 hours a company representative had come to the property, replaced the screws and provided certification for the work. I was very pleased with the service 6 years after the original job.

We had to replace our deteriorated Cement Tiled roof and AMJ won the job after researching and comparing quotes from other companies. We are thrilled with the results of our new Colourbond metal roof. Nigel quoted and answered all questions we had, Shanelle was just as helpful from the Office, Dennis and the Team were punctual, friendly, very professional and left our yard tidy. The roof was on in 2 days with zero interruption to familly life. Dennis even saved us future heartache and expense when removing the existing solar hot water tank. It was too dodgy to put back up and he co-ordinated with the Plumber for installation of a new system. I was kept up to date with photos and text messages and phone calls before, during and after the job. We rate AMJ Roofing 10 out of 10 and would highly recommend the Team to anyone requiring a roofing specialist.

We only had our gutters replaced so our job was not as big as some that AMJ do but we were still treated the same as if we were having our whole roof replaced. they did a great job and Shanelle in the office is an absolute treasusre to deal with. Would highly recommend.

AMJ Metal Roofing replaced my leaking corrugated roof. Done in a few days with crane and scaffolding. All stages closely scheduled and done in a highly efficient manner. May not be the cheapest but AMJ Metal Roofing is an outstanding company to deal with (and I am not gaining anything by submitting this review). My wife was similarly impressed with the thorough cleanup when the job was finished.

Nobody *wants* a leaking roof. But if you do end up facing that stressful situation, get a quote from AMJ. They weren’t the cheapest but they were the most professional and only ones out of three that really thought through the problem and came up with a clever and workable solution for the shoddy roof design and build at our place.All their staff have been great to work with - always on time, polite, contactable. They made a stressful situation much better for us.I’m hoping not to have any problems with this roof for many years but if I need help with another roof, I’ll be calling AMJ!

If you contract with AMJ Roofing you can be sure of a top quality finish using quality products. They recently replaced my 31yr old leaking tile roof with Colourbond and I could not be happier. The tradies were a lovely happy bunch of guys. I have a whole new house! When it rains I don’t have to go looking for the leaks.Alex was my supervisor and he was wonderful. Terrible experience after dealing with this inept company for six long months. I contacted AMJ Metal Roofing last February to get a quote from their estimator, the very young handsome. Joshua Bain. He is a very presentable young man, who was very professional flying a drone around my property. I accepted his quotation, and that was the start of my problems leading to many unwanted sleepless nights. I was ready to pay the balance of their invoice and in fact, had a bank cheque for the balance in my hand and gave the cheque to the estimator. When there was a fault I withdrew their cheque. In summary I had the Building Inspector at my property on three occasions. The job AMJ did for me was to replace all my guttering and downpipes, and replace my patio. It would be remise of me if I didn't mention Emily. the administration assistant for all her help, as she was very pleasant to deal with both over the phone and in our email conversations. Their, GM, Sarah didn't come into the picture until much later. Sarah made light of the water gushing down from my downpipes. saying it was a "minor" defect. The many problems I encountered with AMJ affected my health, causing me loss of sleep, and my brother, whom I confided in headaches. Initially. when decided on the company I should employ I chose AMJ over Justin from Leakfree Plumbing. What a huge mistake I made. Finally, after the third Building Inspector's report and after six months, he said I could go ahead and pay AMJ, I waited until the recent heavy downpour before I paid AMJ in full last week. I requested a receipt from GM, Sarah and am still waiting. Dealing with AMJ Metal Roofing has been a nightmare for me and regardless of their favourable reviews I recommend you should do yourself a favour and avoid AMJ Metal Roofing like the plague. A.M.J roofing replaced our old super 6 roofing with a colorbond roof in 2019. They did a fantastic job then, but when the cyclone hit this year (Feb 2025) we had a small leak into the bathroom ceiling.I contacted A.M.J about the problem and they were more than happy to come back do an inspection and organise a repair at no cost to us.In the end it turned out not to be the new roof installation that was the problem but an older section of roofing.I can't thank Cameron and everyone at A.M.J enough for the service, repair and follow up.

For what is a big investment into your biggest asset. I can highly recommend AMJ. The whole team were wonderful to deal with from start to finish. I had them come back to fix something up for me and they were prompt and efficient. I did a lot of research to find a company to replace my tile roof with colorbond. AMJ were professional from office contacts to roofing staff, and job was completely in a timely manner with no issues. Price was acceptable, completed roof work of a good standard.

We were very disappointed with our experience with AMJ Metal Roofing. The work was subcontracted without our knowledge, and the subcontractors needed to borrow our equipment and produced questionable workmanship. We only discovered inadequately reinforced battens because we checked the roof ourselves, and the roofers also cracked our external weatherboards with a nail gun.There were multiple ordering issues that caused repeated delays, including incorrect Colorbond sheeting and insufficient screws and gutter guard. The rear bay window was also left out of the original quote despite this being a full roof replacement, creating further delays.Although AMJ later acknowledged some issues and offered limited rectifications (such as gluing the weatherboard cracks, covering the cost of the bay window forgotten in the quote and reinforcing the batten), the overall coordination, communication, and quality control were well below expectations. When we raised these concerns, it took a week to receive a response (which I had to chase), and the main follow-up was simply a request for payment of the overdue invoice.Based on our experience, we would not recommend AMJ Metal Roofing.

we honestly could not fault the service we received from the entire team at AMJ METAL ROOFING! From Jordan doing the initial quote, Tegan organising the workers/contractors and other admin, Ryan and the blokes who were here in the ridiculous heat changing the roof!Everyone was really professional and easy to deal with, there was excellent communication around what to expect and when as well as any changes or delays which was only due to wet weather!The materials used (corrugated colour-bond in Basalt) and workmanship were excellent quality!Our roof was really old and odd, Ryan said he had never seen one like it in the 15 years he has been roofing. Nevertheless they brought the old structure up to the current standards, we had them install the 60mm anticon insulation also, not only is our house cooler and quieter but looks so much nicer and modern!We also had a quote from another roofing company, AMJ offered a much more competitive pricing but I can tell you first hand their quality and workmanship is excellent and they Back this up with a 10yr Workmanship warranty along with colour-bonds 30yr Warranty on materials!Another very satisfied Customer!Thank you AMJ!
