Does Home Insurance Cover Roof Leaks? What Brisbane Homeowners Need to Know

  • July 10, 2026
  • Helpful Information

Roof Leaks

Not all roof leaks are covered by home insurance. Whether your insurance company will pay for roof repairs depends almost entirely on what caused the leak and whether your roof was properly maintained before the damage occurred.

The short answer is if a storm, falling trees, hail, or another sudden event caused the roof damage, your home insurance covers the repair in most cases. If the leak resulted from wear and tear, poor roof maintenance, blocked gutters, or gradual deterioration, your insurance provider will almost certainly deny the claim.

A.M.J Metal Roofing handles storm damage and insurance repairs across Brisbane and South-East Queensland every week. With over 7,000 re-roof projects completed and 50+ years of combined experience, our team knows how the insurance claims process works from the roofing side, and we help homeowners navigate it from initial inspection through to completed repairs.

What Roof Leaks Does Home Insurance Cover?

Home insurance in Australia is designed to protect you against sudden and accidental damage that was unavoidable. Your insurance policy will list these as “covered perils” or “insured events.” For roof leaks, this means your insurance covers roof damage when it was caused by something outside your control.

Storm Damage

Storm events are the most common reason Brisbane homeowners lodge a roof leak insurance claim. Heavy rain and destructive hail, combined with high winds, can dislodge roof sheets, tear off ridge capping, and damage flashings. If a storm caused the roof damage and your roof was in reasonable condition beforehand, your claim for storm related roof repair is likely to be approved.

Queensland has a high approval rate for storm related roof damage claims compared to other states, largely because of the frequency and severity of subtropical storm events between October and March.

Hail Damage

Hail can dent metal roofing and damage box gutters and flashings in a single event. Hail damage is classified as sudden and accidental, which means most insurance claims for hail-related roof leaks are approved provided the roof was maintained to a reasonable standard before the event.

Falling Trees and Debris

If a tree branch or other debris falls onto your roof during a storm or high winds and causes a leak, this is a covered peril under most homeowner’s insurance policies. The same applies to damage from airborne objects during severe weather.

Accidental Damage

Some policies include cover for accidental damage that isn’t weather-related. This could include a tradesperson accidentally damaging your roof while working on solar panels, an antenna, air conditioning units, or other roof-mounted equipment. Check your product disclosure statement (PDS) to confirm whether accidental damage is listed as a covered peril in your specific policy.

What Roof Leaks Are Not Covered by Home Insurance?

This is where most homeowners get caught out. Insurance companies are clear about what they won’t pay for, and the exclusions are consistent across most insurance providers in Australia.

Wear and Tear

Every roof degrades over time. Metal sheets corrode, screw washers perish, and flashing sealants crack. This is normal ageing, and your insurance company classifies it as wear and tear. If your roof leaks because roofing material has gradually deteriorated, your insurer will not cover the repair. Most insurance policies explicitly exclude coverage for gradual wear and tear on roofs.

Poor Roof Maintenance and Inadequate Roof Maintenance

If your roof leaks because of clogged gutters, blocked downpipes, or cracked flashing you never re-sealed, your insurer will treat this as poor maintenance. Insurance companies place the responsibility for regular roof maintenance squarely on the homeowner. A leaky roof caused by inadequate roof maintenance is not an insured event.

This is one of the most common reasons insurance claims for roof leaks are denied in Queensland. The insurer’s position is straightforward; if the leak could have been prevented with basic upkeep, they won’t pay for it.

Faulty Installation

If your roof was installed incorrectly and the workmanship caused the leak, your home insurance will not cover the repair. This applies to poor flashing installation, incorrect screw placement, inadequate sarking, and other installation defects. The responsibility sits with the roofing contractor who did the original work, which is why choosing a licensed, experienced roofing professional is so important. A.M.J Metal Roofing holds QBCC Licence 120 2330 and provides a 10-year written workmanship warranty on full roof replacements for exactly this reason.

Pre-Existing Damage

If the roof damage existed before the storm or insured event, your insurance provider will not cover it. Even when a storm exposes pre-existing roof problems, insurers may limit compensation to only the new damage caused by the storm, leaving the homeowner to cover the rest. This is another reason regular roof maintenance and annual roof inspections are worth prioritising. They create a documented record of your roof’s condition that supports future insurance claims.

How to File a Roof Leak Insurance Claim in Queensland

If you discover a leaking roof after a storm or sudden event, acting quickly and following the right steps will give your claim the best chance of approval. Here’s the process most homeowners in Brisbane should follow.

Step 1: Prevent Further Damage

Your insurance policy expects you to take reasonable steps to prevent further damage once you discover the leak. Place buckets under active drip points and move furniture and belongings away from affected areas. If the damage is severe, arrange emergency tarping to stop water entry. Acting quickly to arrange a temporary fix protects your property and shows the insurer you took responsible action.

Do not attempt permanent roof repairs yourself before lodging the claim. If you fix the roof before the insurer has a chance to assess the damage, it could jeopardise your insurance coverage.

Step 2: Document Everything

Before anyone touches the roof, take photos and videos of the damage. Capture the leak source (if visible), water stains on ceilings and walls, any damaged belongings, and the condition of the roof from the outside. The more evidence you provide, the smoother the claims process will be.

Insurers may deny claims if there’s insufficient documentation, so be thorough. Photograph affected areas from multiple angles and include close-ups of the specific damage.

Step 3: Call a Professional Roofing Contractor

Before calling your insurance company, consider engaging a roofing contractor who has experience with insurance claims. A roofing expert like A.M.J Metal Roofing can inspect the roof and identify the cause of the leak. From there, we provide a professional report that documents whether the damage was caused by a storm event, wear and tear, or another factor.

This report carries real weight with insurers. A licensed roofer’s assessment, supported by photos and a detailed scope of works, gives the insurance assessor clear information to work with and reduces the chance of delays or disputes.

Step 4: Notify Your Insurance Company

Contact your insurance provider as soon as possible. Most insurers expect you to report roof damage within 48 hours of discovering it. Delays in reporting can lead to further damage and potential claim denial.

When you call, be prepared to describe the damage and explain when and how it occurred (the storm date, what you observed). Have your documentation ready to share at the same time. Your insurer will open a claim and explain their next steps.

Step 5: The Insurance Assessor Visit

Your insurance company will send an insurance assessor to inspect the roof and determine the cause and extent of the damage. The assessor’s job is to confirm whether the damage was caused by a covered peril or by poor maintenance and wear and tear.

We can provide the assessor with our inspection report and photos, along with a full scope of works. Having professional repairs documentation ready when the assessor arrives speeds up the process significantly.

Step 6: Claim Decision and Repairs

Once the assessor submits their report, the insurer will approve or deny the claim, or approve it partially with conditions. The claims process can take anywhere from a few weeks to several months, depending on the complexity of the damage and the insurance provider.

If approved, you can proceed with professional repairs through your chosen roofing contractor. A.M.J handles the full repair process, from metal roof repairs and flashing replacement through to full roof replacement when the damage warrants it.

What Does an Insurance Assessor Look For?

Understanding what the insurance assessor inspects helps you prepare and improves your chances of a successful claim. When the assessor visits your property, they’re looking at several things:

The Cause of the Damage

Was the roof damaged by a specific storm event, or has it been deteriorating over time? The assessor will look for signs of recent impact (dents and displaced sheets) versus signs of long-term neglect (widespread corrosion, perished sealants, moss growth, and clogged gutters).

The Condition of the Roof Before the Event

This is where your maintenance history counts. If the assessor finds evidence of poor roof maintenance, rusted screws, blocked gutters filled with years of debris, or deteriorated flashing, they may attribute some or all of the damage to inadequate roof maintenance rather than the storm.

The Extent of the Damage

The assessor will document what needs to be repaired and estimate costs. This determines whether the insurer approves a targeted repair or, in cases of significant damage, a full roof replacement. Some claims land somewhere in between, with partial approval covering specific sections of the roof.

Whether Structural Issues Exist

If water has penetrated into the roof space and caused structural damage to battens, rafters, ceiling framing, or trusses, the assessor will note this. Water damage to structural components and internal areas (ceilings, walls, flooring, and insulation) is usually included in the claim if the cause was an insured event.

Does Insurance Cover Roof Replacement or Just Repairs?

This catches most homeowners by surprise. Home insurance covers the damage caused by the insured event, not a wholesale roof replacement simply because a leak occurred.

If a storm damages one section of your roof, your insurer will pay for repairs to that specific section, not a brand-new roof. If the storm damage is so extensive that the entire roof needs replacing, a full roof replacement may be approved, but the insurer will make that call based on the assessor’s report.

Some policies also distinguish between the cost of internal repairs (ceilings, walls, flooring, and damaged belongings) and the cost of repairing the roof itself. Not all insurance policies cover both. Check your product disclosure statement carefully, and if you’re unsure, ask your insurance provider directly.

Older roofs may be assessed on an “actual cash value” basis rather than “replacement cost.” This means the insurer deducts depreciation based on the age and condition of the roof, which can leave a gap between the payout and the actual cost of repairs or replacement.

Specific Risk Factors Brisbane Homeowners Should Know About

Flat Roofs

Flat roofs are more prone to water pooling and membrane failure than pitched roofs. Some insurance providers apply different conditions or higher excesses for flat roof claims. If your property has a flat roof section, check your policy for any specific exclusions.

Box Gutters

Box gutters are a known weak point on many Brisbane homes, particularly older properties. They sit between two roof planes and collect large volumes of water during heavy rain. If box gutters are poorly maintained or undersized, they overflow into the roof cavity. Insurers may classify box gutter leaks as a maintenance issue rather than storm damage, even if the overflow occurred during a storm.

Solar Panels

Solar panel installations create roof penetrations that can become leak points if not sealed correctly. If a leak originates from a solar panel mounting point, the insurer may question whether the installation was faulty rather than storm-damaged. Keep records of your solar installation, including the installer’s details and any warranties.

How Regular Roof Maintenance Protects Your Insurance Claim

Insurers expect regular roof maintenance. It’s written into most policies, and failure to maintain your roof to a reasonable standard gives the insurance company grounds to deny your claim. Here’s what regular roof maintenance looks like in practice:

Annual Roof Inspections

Schedule a professional roof inspection once a year, ideally before Brisbane’s storm season starts in October. Keep the inspection report on file. This creates a documented record proving your roof was in good condition before any storm event.

Clean Gutters and Downpipes

Clearing blocked gutters of leaves and debris at least twice a year prevents water pooling and overflow. Clogged gutters are one of the most common reasons insurers deny roof leak claims.

Fix Minor Issues Quickly

Re-sealing flashing, tightening loose screws, and addressing minor rust patches before they become active leaks demonstrates responsible upkeep. Addressing minor roof problems early shows the insurer you’ve maintained the roof to the standard they expect.

Keep Records of Everything

Save receipts from any roof repairs, inspection reports, photos of your roof’s condition, and correspondence with tradespeople. These records support future insurance claims and counter any suggestion of poor roof maintenance or neglect.

A.M.J Metal Roofing provides detailed inspection reports with photos after every roof inspection. These reports are formatted to support insurance claims and establish a clear maintenance history for your property.

What to Do If Your Roof Leak Insurance Claim Is Denied

A denied claim is not always the end of the road. If your insurance company rejects your claim for roof repairs, you have options.

Request a Written Explanation

Ask your insurer to provide a detailed, written reason for the denial. This gives you a clear basis for any dispute.

Lodge an Internal Dispute

Every insurance provider in Australia has an internal complaints process. Lodge a formal dispute, and a separate team within the insurance company must review the decision. Insurers have defined timeframes for resolving these disputes.

Escalate to AFCA

If you’re not satisfied with the internal review outcome, you can escalate the complaint to the Australian Financial Complaints Authority (AFCA). AFCA provides a free, independent review process and can make binding decisions on insurance disputes.

Get a Second Roofing Opinion

If the insurer’s assessor attributed the damage to poor maintenance but you believe it was storm-related, an independent report from a licensed roofing contractor can support your dispute. A.M.J Metal Roofing can provide a professional assessment documenting the cause and extent of damage for use in disputed claims.

How A.M.J Metal Roofing Supports Your Insurance Claim

Dealing with a leaking roof and an insurance claim at the same time is stressful. A.M.J Metal Roofing works with Brisbane homeowners through the entire process:

Roof Inspection and Damage Assessment

We inspect the roof, identify the cause and extent of the damage, and document everything with photos and a written report. This report is structured to give your insurer and their assessor the information they need.

Scope of Works and Detailed Quote

We provide a full scope of works outlining the repairs needed, the materials required, and the cost. This documentation supports your claim and gives the insurer a clear picture of what the repair involves.

Insurance Assessor Liaison

Once the insurance assessor has inspected the damage, we can attend the property to quote the repair works from a trade perspective. Having a detailed quote from a QBCC-licensed roofing contractor gives your insurer a clear picture of what’s required, which can help support a smoother claims process.

Professional Repairs

Once the claim is approved, we carry out the roof repairs to the same standard we apply across all our work; quality workmanship backed by a 10-year written warranty on full roof replacements, and BlueScope Steel manufacturer warranties up to 45 years on eligible products.

Whether the repair involves metal roof repairs, flashing replacement, or a full roof replacement, we manage the job from start to finish. We service Brisbane and the broader South-East Queensland region, including the Gold Coast, Sunshine Coast, Ipswich, and Toowoomba.

Call A.M.J Metal Roofing on 1300 12 ROOF (1300 127 663) for a free inspection. We’ll assess the damage, provide a report for your insurer, and handle the repairs once your claim is approved. You can also request a quote online.

FAQs About Home Insurance and Roof Leaks

Does home insurance cover roof leaks in Australia?

Home insurance covers roof leaks caused by sudden and accidental events like storms, hail, falling trees, and fire. It does not cover roof leaks caused by wear and tear, poor roof maintenance, clogged gutters, or gradual deterioration. The cause of the leak determines whether the claim is approved or denied. Check your product disclosure statement for the specific covered perils and exclusions in your policy.

Will my insurance pay for a full roof replacement?

Only if the storm damage or insured event is severe enough to require it. Insurance covers the damage from the specific event, not a replacement simply because the roof is old. If the assessor determines that the damage is limited to one section, the insurer will pay for repairs to that section. If the entire roof is compromised, a full roof replacement may be approved. Older roofs may be assessed with depreciation, resulting in a lower payout.

What should I do first when I discover a roof leak after a storm?

Prevent further damage by placing buckets under leaks and moving belongings away from affected areas. Document everything with photos and videos before any repairs are done. Call a professional roofing contractor like A.M.J Metal Roofing to inspect and assess the damage, and notify your insurance provider within 48 hours. Do not attempt permanent roof repairs before the insurer has assessed the damage.

Can I choose my own roofing contractor for insurance repairs?

In most cases, yes. While some insurers may suggest their own appointed contractors (known as insurance builders), you are generally entitled to use your preferred roofing contractor. Using a licensed, experienced roofing professional like A.M.J Metal Roofing ensures the work is done to a high standard and that your warranty coverage is maintained.

Why do insurance companies deny roof leak claims?

The most common reasons are the damage was caused by poor maintenance or neglect rather than a sudden event, the roof had pre-existing damage before the storm, the homeowner failed to report the damage promptly, or the documentation provided was insufficient. Keeping records of regular roof maintenance, annual inspections, and repairs significantly reduces the chance of a denied claim.

Does insurance cover water damage inside my home from a roof leak?

If the roof leak was caused by a covered peril like a storm, hail, or falling debris, your home insurance covers internal water damage to ceilings, walls, flooring, and belongings as well as the roof repair itself. If the leak was caused by maintenance issues or wear and tear, most homeowners will not receive cover for either the roof repair or the internal damage. Some policies treat internal repairs and roof repairs separately, so read your policy carefully.

How long does a roof leak insurance claim take?

The claims process can take anywhere from a few weeks for straightforward storm damage claims to several months for complex or disputed cases. The speed depends on how quickly you report the damage, the quality of your documentation, the insurance assessor’s availability, and the insurer’s internal processing times. Having a professional roofing report ready when you lodge the claim helps speed things up.

Is mould growth from a roof leak covered by insurance?

If the mould growth resulted directly from a covered insured event (a storm-damaged roof that led to water entry and subsequent mould growth), it is usually covered. If the mould developed because of a long-standing leak caused by poor roof maintenance, it will not be covered. Acting quickly when you discover a leak, and reporting it to your insurer promptly, is the best way to prevent mould growth becoming a separate issue.

AMJ completed a roof replacement at our home. This involved removal of our old asbestos roof and replacing with a new colorbond roof, guttering and insulation. They also installed a new roof over our deck using insulated paneling. We were really happy with the end product and the care the AMJ team took in all their work. The team at AMJ kept us informed throughout the planning, the job was completed really quickly and I would recommend them to anyone.

I was getting a Building and Pest inspection done on a house in Annerley I was looking at buying. Because of that storm cell that hit Annerley in 2014 I also had Dennis at A.M.J come out for a second opinion on the "tin" roof. The Building and Pest guys gave the roof the all clear, "No damage, the roof is good". Dennis actually got out the ladder, climbed up the side of the high-set Queenslander and properly inspected the roof. Two minutes, and a half dozen photo's later, he climb's back down to tell me the roof has been severely damaged by hail, and will have to be replaced. Without a proper quote, anywhere up to $30 000. Well, thank you Dennis! That would have been a very expensive mistake you helped me avoid if I had just taken the word of a very reputable, local Building and Pest company. I have contacted that company asking for a full refund! Again, thank you Dennis and A.M.J, very happy to recommend anyone to your company!! Cheers Mark @ Annerley

These guys were very efficient with your paperwork & contract...great to deal with! We had had a number of people look at our (quite flat) roof over the years and your guys spent quite a while on the roof & said they knew what the problem was... The roof got tested with two big downpours - staff ready with buckets & sqeegees - we had no further leaks.3 works to describe AMJ? Efficient, competent, organized. You guys really know what youre doing...very well done!

AMJ was a great company to deal with. In 2011 I had the roof and guttering of my Sunnybank Hills property replaced by AMJ Metal Roofing. The new colour bond roof looked great and the job was completed with no disruption to our family and no rubbish left on site. The cost was very competitive. The roof withstood two severe hailstorms during the subsequent years with no damage or leaks. In 2017 I listed this property for sale and was required to supply a detailed independent building report which included an internal inspection of the roof. It was noted during this inspection that a small number of screws were not fixed properly into one of the batons. I rang AMJ Roofing and within 48 hours a company representative had come to the property, replaced the screws and provided certification for the work. I was very pleased with the service 6 years after the original job.

Could not recommend AMJ Metal roofing more. Their company and staff were amazing to deal with. From the first initial contact to get a quote through to the completion of the roof has been so easy. From Jenna in the office who was easy to get in contact with and replied to emails and call very fast to Nigel who quoted, Matt who checked on the work process and all the tradies just made the entire process of replacing our old roof with a new metal roof so easy. We couldn't be happier with the work that was done. All the tradies were wonderful and polite, they would let us know what was happening each day with the work and the time frame was great from start to finish the work took 4 days.I would recommend AMJ Metal roofing to everyone who needs a new roof or just maintenance. Very, very happy

Thanks for our new roof! From the moment we first contacted AMJ, and right up until the roof was completed, we knew we had made the right decision to employ their services.Nigel provided us with an extremely thorough quote and offered us some helpful advice along the way. Nigel's quote actually involved him climbing onto the roof for a detailed inspection - unlike some quotes we received from others in the industry..Dennis then took the reigns and looked after us extremely well throughout the whole asbestos removal and subsequent roof installation process, and ensured that the finished product was exactly as had been quoted and was completed to a very high standard.Shanelle at their head office was always extremely thorough when assisting us with any queries we had and was always a pleasure to speak with. We are extremely happy with our new Zincalume roof. Not only does our home look fantastic, the internal house temperature during summer was significantly reduced once the new roof and insulation had been installed.Thank you to the team at AMJ for a job well done.Matt & JasMJ Renovations

We have had a very positive experience with AMJ. From the initial consultation with their sales person (Nigel), meeting one of the directors (Alan) to explain in detail their roofing solutions, dealing with their staff (James, Craig and others) through to their helpful administration staff (Shanelle) we have had exceptional service. Their pricing was very competitive and they delivered everything they said they would, on time and kept us well informed. I highly recommend them!Dirk Witteveen - Sheldon

We had to replace our deteriorated Cement Tiled roof and AMJ won the job after researching and comparing quotes from other companies. We are thrilled with the results of our new Colourbond metal roof. Nigel quoted and answered all questions we had, Shanelle was just as helpful from the Office, Dennis and the Team were punctual, friendly, very professional and left our yard tidy. The roof was on in 2 days with zero interruption to familly life. Dennis even saved us future heartache and expense when removing the existing solar hot water tank. It was too dodgy to put back up and he co-ordinated with the Plumber for installation of a new system. I was kept up to date with photos and text messages and phone calls before, during and after the job. We rate AMJ Roofing 10 out of 10 and would highly recommend the Team to anyone requiring a roofing specialist.

AMJ Metal Roofing replaced my leaking corrugated roof. Done in a few days with crane and scaffolding. All stages closely scheduled and done in a highly efficient manner. Nobody *wants* a leaking roof. But if you do end up facing that stressful situation, get a quote from AMJ. They weren’t the cheapest but they were the most professional and only ones out of three that really thought through the problem and came up with a clever and workable solution for the shoddy roof design and build at our place. All their staff have been great to work with - always on time, polite, contactable. They made a stressful situation much better for us.I’m hoping not to have any problems with this roof for many years but if I need help with another roof, I’ll be calling AMJ!

If you contract with AMJ Roofing you can be sure of a top quality finish using quality products. They recently replaced my 31yr old leaking tile roof with Colourbond and I could not be happier. The tradies were a lovely happy bunch of guys. I have a whole new house! When it rains I don’t have to go looking for the leaks.Alex was my supervisor and he was wonderful. Kept me informed all the way. In fact, I think the guttering guy let him down, so Alex put on his tool belt and got the job done. You can’t go wrong with AMJ Roofing. Info: I am on the Gold Coast. Our experience with AMJ can be summed up in one word: exceptional! The team demonstrated absolute professionalism while tackling a very complicated re-roofing project on a busy medical building. Despite the challenges of limited access and working above a live, fully operational medical center on a bustling road, AMJ managed the entire project seamlessly. We received constant updates throughout, and the customer service provided by Shanelle was second to none. The finished product is flawless, and we wouldn’t hesitate to recommend AMJ for any roofing project. We look forward to working with them again!

Terrible experience after dealing with this inept company for six long months. I contacted AMJ Metal Roofing last February to get a quote from their estimator, the very young handsome. Joshua Bain. He is a very presentable young man, who was very professional flying a drone around my property. I accepted his quotation, and that was the start of my problems leading to many unwanted sleepless nights. I was ready to pay the balance of their invoice and in fact, had a bank cheque for the balance in my hand and gave the cheque to the estimator. When there was a fault I withdrew their cheque. In summary I had the Building Inspector at my property on three occasions. The job AMJ did for me was to replace all my guttering and downpipes, and replace my patio. It would be remise of me if I didn't mention Emily. the administration assistant for all her help, as she was very pleasant to deal with both over the phone and in our email conversations. Their, GM, Sarah didn't come into the picture until much later. Sarah made light of the water gushing down from my downpipes. saying it was a "minor" defect. The many problems I encountered with AMJ affected my health, causing me loss of sleep, and my brother, whom I confided in headaches. Initially. when decided on the company I should employ I chose AMJ over Justin from Leakfree Plumbing. What a huge mistake I made. Finally, after the third Building Inspector's report and after six months, he said I could go ahead and pay AMJ, I waited until the recent heavy downpour before I paid AMJ in full last week. I requested a receipt from GM, Sarah and am still waiting. Dealing with AMJ Metal Roofing has been a nightmare for me and regardless of their favourable reviews I recommend you should do yourself a favour and avoid AMJ Metal Roofing like the plague. A.M.J roofing replaced our old super 6 roofing with a colorbond roof in 2019. They did a fantastic job then, but when the cyclone hit this year (Feb 2025) we had a small leak into the bathroom ceiling.I contacted A.M.J about the problem and they were more than happy to come back do an inspection and organise a repair at no cost to us.In the end it turned out not to be the new roof installation that was the problem but an older section of roofing.I can't thank Cameron and everyone at A.M.J enough for the service, repair and follow up.

AMJ were great from start to completion of our new roof. Office staff kept us informed throughout the process and the workmen were wonderful. Our roof looks great and the site was left clean and tidy. I would definitely recommend AMJ roofing.

For what is a big investment into your biggest asset. I can highly recommend AMJ. The whole team were wonderful to deal with from start to finish. I had them come back to fix something up for me and they were prompt and efficient. Every one I dealt with was great and would encourage anyone who is thinking about taking a leap of faith to give AMJ a go. So happy with the result but most importantly the peace of mind before, during and after knowing I was getting the job done right.

It has now been two months since our tiled roof was replaced with Colorbond, and we could not be happier with both the process and the result. The new roof looks stunning and has truly enhanced our home. From the initial quotation to the final completion, AMJ demonstrated exceptional professionalism, organization, and project management. Every member of the team was courteous, efficient, and highly skilled. We were especially impressed when, during a thunderstorm at 3am, someone from AMJ came to inspect our roof—an extraordinary level of care that exceeded our expectations. We are genuinely grateful for the outstanding service and are very pleased we chose AMJ for our roofing project.

I did a lot of research to find a company to replace my tile roof with colorbond. AMJ were professional from office contacts to roofing staff, and job was completely in a timely manner with no issues. Price was acceptable, completed roof work of a good standard.

We were very disappointed with our experience with AMJ Metal Roofing. The work was subcontracted without our knowledge, and the subcontractors needed to borrow our equipment and produced questionable workmanship. We only discovered inadequately reinforced battens because we checked the roof ourselves, and the roofers also cracked our external weatherboards with a nail gun. There were multiple ordering issues that caused repeated delays, including incorrect Colorbond sheeting and insufficient screws and gutter guard. The rear bay window was also left out of the original quote despite this being a full roof replacement, creating further delays.Although AMJ later acknowledged some issues and offered limited rectifications (such as gluing the weatherboard cracks, covering the cost of the bay window forgotten in the quote and reinforcing the batten), the overall coordination, communication, and quality control were well below expectations. When we raised these concerns, it took a week to receive a response (which I had to chase), and the main follow-up was simply a request for payment of the overdue invoice.Based on our experience, we would not recommend AMJ Metal Roofing.

we honestly could not fault the service we received from the entire team at AMJ METAL ROOFING! From Jordan doing the initial quote, Tegan organising the workers/contractors and other admin, Ryan and the blokes who were here in the ridiculous heat changing the roof!Everyone was really professional and easy to deal with, there was excellent communication around what to expect and when as well as any changes or delays which was only due to wet weather! The materials used (corrugated colour-bond in Basalt) and workmanship were excellent quality! Our roof was really old and odd, Ryan said he had never seen one like it in the 15 years he has been roofing. Nevertheless they brought the old structure up to the current standards, we had them install the 60mm anticon insulation also, not only is our house cooler and quieter but looks so much nicer and modern! We also had a quote from another roofing company, AMJ offered a much more competitive pricing but I can tell you first hand their quality and workmanship is excellent and they Back this up with a 10yr Workmanship warranty along with colour-bonds 30yr Warranty on materials!Another very satisfied Customer!Thank you AMJ!
